Out of hours emergencies

Useful information regarding urgent/emergency issues

In the event of an emergency occurring outside of our normal office hours we would request that the following approach is taken.

First establish whether the issue is an emergency i.e is it dangerous, if the repair issue is that an appliance such as washing machine has stopped working this is would not be deemed an emergency but something such as the smelling of gas or concerns of electrical or building safety is.

Action to take

Please call our office and leave a message on the answer phone, even during public holidays these messages are checked.

If you have not been provided with details of your landlords preferred contractor or how they would like repairs to be dealt with we would ask that you take the minimum necessary action to make the issue safe.  This might be as simple as turning off the water if there were a leak or calling the National Gas Emergency Service if you smell gas (useful numbers are provided below).

If the you feel it necessary or appropriate for a specialist to be called and, as mentioned above, you have not been provided with number of a preferred contractor, please use the Yellow Pages or similar product to find an appropriate contactor, wherever possible we would ask that such people are only asked to take the minimum necessary action to make the item safe and/or effect a repair.

Provided the issue is of an emergency and falls under the category or being one of your landlords repairing obligations the cost of these works should become the liability of your landlord.
